A smaller kitchen: from around £24,000

This one surprises people sometimes. A budget of £24,000 gets you a lot more than most homeowners expect.

The example we use in our guide is a contemporary handleless kitchen with Rotpunkt cabinetry. German-made, beautifully engineered, with an anti-fingerprint laminate finish that actually holds up to daily life. There’s a large central island, integrated tall appliance housings, and Trillium Dekton worktops. The appliances are NEFF throughout, with a BORA hob extractor.

It’s a proper kitchen. Clean, considered, and genuinely impressive to be in. Not a budget compromise dressed up in nice photography.

Most of our clients fall somewhere around this level, and it’s easy to see why. A bit more space, a bit more specification, and the kitchen starts to feel genuinely special.

This example uses the same Rotpunkt handleless cabinetry, but with a richer finish. A mix of Fenix anti-fingerprint and a concrete laminate detail that gives the design real depth. The worktops step up to CQ Calacatta Gold quartz, and the appliance package adds a Quooker tap to the NEFF and BORA setup. There’s a large island, plenty of storage, and the kind of finish that makes you want to spend time in the kitchen even when you’re not cooking.

This is where the design conversations tend to get really interesting, because there’s enough budget to do things properly without having to compromise on the details that matter.

In-frame kitchens are a different thing entirely. If you’ve ever walked into one and felt that immediate sense of quality. The weight of the doors, the precision of the joinery, the way nothing moves or rattles. You’ll know what we mean.

The example in our guide uses Ashley Ann Uist furniture: solid oak dovetailed drawers, oak veneer carcases, brass butt hinges, painted timber cabinetry. It’s the kind of kitchen that’s designed around a large open-plan family space, with a generous island, room to cook properly, room for people to gather. The appliances include a NEFF double oven, BORA hob extractor, Quooker tap, and a Fisher & Paykel fridge freezer, all set against CQ Calacatta Gold worktops.

Here’s something worth knowing: the in-frame and the lay-on versions of this kitchen are the same layout, the same size, the same appliances. The difference is purely in the door construction, and it accounts for about £26,000.

The lay-on option uses Ashley Ann Kintyre Ash furniture: painted ash cabinetry, oak veneer carcases, solid oak dovetailed drawers. Still beautifully made, still Ashley Ann quality. But the door sits over the frame rather than within it, which gives a cleaner, more contemporary look and a significantly lower price.

For a lot of clients, this is the smarter choice. You’re getting the same kitchen in every way that matters day to day, and potentially freeing up budget for something else in the wider project.

So what actually affects the price?

Looking at these four examples, a few things stand out.

Furniture is almost always the biggest variable. The difference between a handleless laminate kitchen and a painted in-frame kitchen isn’t just aesthetic. It’s in the construction, the materials, and the time it takes to make and install. That’s where most of the cost lives.

Worktops and appliances are significant, but they’re also more predictable. A Dekton worktop costs what it costs. NEFF appliances have a price. These are easier to adjust without completely changing the feel of the kitchen.

Installation tends to be the most underestimated part. It’s not just about fitting the units. It’s about what the space needs beforehand. Structural work, plumbing, electrics, replastering. Every project is different, and the best designers factor this in from day one rather than leaving it as a surprise at the end.
